Rajasthan Clears Way for High-Rise Buildings as Height Restrictions Are Eased

Rajasthan is set for a major change in urban development as the state government has eased long-standing restrictions on the height of buildings. Under the revised model building regulations, approval for high-rise construction will no longer depend only on the height capacity of a city’s fire ladder. Instead, authorities will also consider fire-safety systems, road width, plot size, building design, emergency exits, sprinklers, smoke management, water storage, and other technical safety standards before granting permission for taller buildings.

The move is expected to benefit major cities such as Jaipur, Udaipur, Jodhpur, Kota, and other fast-growing urban areas where land availability is limited and demand for residential and commercial space is rising. Developers and investors have long sought simpler rules for high-rise projects, and the new framework could boost real estate investment, create jobs in construction, improve land use, and support modern city planning across Rajasthan.
